About the Role  

As part of the GA executive leadership team, the Head of Property will oversee the company’s real estate portfolio, reporting to the Asset Management Director. This role involves maximizing commercial leasing and revenue opportunities while meeting operational needs. The Greater Anglia estate includes an FRI Head lease with 134 stations, 7 train maintenance depots, 2 offices, and 75 car parks generating £18 million annually, along with a commercially let estate producing over £6 million per year.

 Candidates should have proven experience in managing diverse assets and skills in prioritising workloads and making decisions on Opex, Capex, and regulatory compliance, along with the ability to manage sensitive internal and external stakeholder matters.

Key Responsibilities

  • Professional Advisory: Provide expert advice on headlease matters. Negotiate with Network Rail and developers on property agreements.
  • Contract Management: Oversee contracts for car parks and commercial properties, ensuring compliance and performance.
  • Revenue Generation: Identify new revenue opportunities and enhance customer experience through innovative solutions.
  • Stakeholder Management: Address complex property services, including acquisitions, leases, and compensation claims. Anticipate and respond to GA's needs in complex property transactions.
  • Operational Efficiency: Ensure property services align with business objectives, delivering cost savings and income generation. Maximize efficiency in service delivery with a focus on customer service.
  • Team Leadership: Maintain professional relationships and manage a small team of direct reports. Provide technical leadership and support to the team on property-related issues.
  • Technical Expertise: Lead on property issues and provide technical knowledge to support the team.
  • Strategy Development: Create and implement property and car park strategies aligned with company goals. Identify and implement changes to enhance property services and support GA’s overall strategy.
  • Financial Accountability: Ensure income and cost-saving opportunities are met in accordance with GA’s business plan. Deliver income according to the annual business plan and identify cost-saving opportunities.
  • Project Advisory: Provide consistent advice to the Asset Management team on effective property project requirements. Ensure successful project delivery in line with strategic objectives.
  • Resource Management: Foster effective relationships with internal teams and manage external agents and consultants for complex cases.
  • Service Delivery: Provide efficient service and professional support to stakeholders at a senior level.
  • Authority / Decision Making: Provide solutions for complex property issues and transactions to maximize benefits related to land utilization.

  • Have a friendly, approachable demeanour with the ability to communicate effectively through written and verbal communication to deliver presentations.
  • Proven negotiation and influencing skills at senior level.
  • Have the ability to remain calm under pressure, able to think on their feet, and able to handle various situations as well as the ability to work on own initiative.
  •  Have experience in stakeholder management.
  •  A problem solver, as the role will encounter many different situations, whilst always maintaining integrity.
  •  Understanding of the rail industry and rail legislation would be helpful in this position.
